The site of Irving's Texas Stadium has become one of the Dallas/Fort Worth Metroplex's most exciting development opportunities. Home to the Dallas Cowboys for more than 30 years, Texas Stadium stands at the eastern gateway to Irving on 468 acres surrounded by major highways -- SH 183, SH 114 and Loop 12.
As America's Team relocates to its new stadium, the City of Irving is spearheading the effort to redevelop the Texas Stadium site and the land around it. Working in concert with surrounding landowners, including the University of Dallas and Southwest Premier Properties, the City has mapped out three possible development scenarios.
Each plan incorporates the Dallas Area Rapid Transit light-rail station planned for the area and gives direct access to the system of parks and trails along the Trinity River. And each possibility includes a variety of options for Texas Stadium: integrating the stadium; utilizing only its dome, which is structurally independent from the rest of the stadium; or demolishing it entirely.
Options for redevelopment include:
- A mixed-use village, featuring a neighborhood and towncenter, with parks designed for both recreation and the arts.
- An urban resort, to include convention and hotel facilities, as well as homes, parks and a bridge inspired by Ponte Vecchio across SH 114.
- An eco-community, with sustainable development, potential for "off the grid" solar energy, and buildings that are integrated into their natural settings.

Irving's historic downtown is undergoing a renaissance. At the heart of the area's growth is a new plan to create an urban village, complete with homes, shops, restaurants, offices and parks, centered on the Trinity Railway Express station in Irving's Heritage District.
Currently, the City of Irving is exploring ways to support development and redevelopment in conjunction with the plan. Under consideration are:
- A transit-oriented development district with special incentives
- Attracting a major employer to the area to create a critical mass that would promote further development

Convention Center and Visitor-Oriented Development
The Irving Convention and Visitors Bureau, is currently assessing a series of options for visitor development, including the concept of a convention center or other meeting facilities, as well as various concepts targeting the leisure traveler.

Bush Library
The University of Dallas is on the short list of possible sites for the George W. Bush Presidential Library. The City of Irving is working with UD to promote the site, either as a stand-alone facility or as part of the Texas Stadium redevelopment.
