Construction is advancing on DFW East Logistics Center, a three-building speculative project designed to leverage the record-low industrial vacancy in the DFW Airport submarket.
Bradford Commercial Real Estate Services and its Los Angeles-based investment partner are developing an 18-acre tract on the east side of the Dallas/Fort Worth International Airport, where the present industrial vacancy is less than 10%. The LEED-designed project is adding 259,555 sf of class A industrial space in single-story structures with 24- and 32-foot clear heights.
“We expect DFW East to be 40% to 60% leased when it delivers in the second quarter and fully leased by the end of 2016,” says Joe Santaularia, a vice president with the Dallas-based brokerage firm.
Santaularia is teaming with Brock Wilson and Brian Pafford, senior vice presidents and managing partners, to lease the shallow-bay buildings, each with a prominent West Walnut Hill Lane address. The smallest structure totals 43,636 sf and the largest is 161,782 sf. The third building has 54,137 sf.
DFW East Logistics Center is situated five minutes from the airport’s passenger terminals and two minutes from its vehicle rental center. The project has ingresses and egresses on Walnut Hill Lane and Polaris Drive, providing easy access to Texas 183, 114, 161 and Valley View Lane.
“The smallest building has attracted a significant amount of interest, but we don’t want to subdivide the space. We are holding out for a corporate user with national credit seeking heavy tenant-improvement dollars and image,” Wilson says. “We believe there are many tenants like this circling the DFW market.”
