Gables Residential has broken ground on its newest mixed-use development in Las Colinas. Gables Water Street, located off of John W. Carpenter Freeway (SH 114), will consist of 316 apartment homes in three five-story buildings.

“The urban center will be transformed by the addition of the Gables Water Street project, as it will reinforce the Sasaki plan for the district and provide walkable dining options for the growing community,” said Irving Mayor Beth Van Duyne.

Gables Water Street will offer efficiencies, 1-bedroom, 2-bedroom, and 3-bedroom apartment homes averaging 960 square feet. Interior finishes will be “best in class” and will include stainless steel appliances, granite countertops, under mount sinks, framed mirrors, tile backsplash, 42” upper cabinets, and wood-style flooring.

“We’re excited to break ground on this transit oriented development,” said Katy Slade, Development Director at Gables Residential. “We look forward to bringing a mixture of retail and residential to Las Colinas. This project is an example of how Gables Residential collaborates with the community to create a destination where residents can live, work, and play.”

WDG, the architect for the project, designed the community to complement the architecture of its neighbor, the iconic William Square office building. The building architecture is a regional contemporary design utilizing significant masonry with metal and stucco accents. Community amenities will include two distinct areas with views of Lake Carolyn, two commercial quality fitness centers, business and mail/package center, game room, resort-style pool, outdoor kitchen and outdoor wet deck, and two interior kitchens / lounges.

Gables Water Street is a mixed-use development with retail partners including Olivella’s, Twisted Root Burger, Main Street Bistro and Bakery, Planet Sub, and The Londoner Pub. The community will be located approximately one mile from the Irving Music Factory, which is currently under construction. In addition to the retail and night life, residents can enjoy nearby recreational amenities such as the Lake Carolyn promenade, the Campion Trails hike-and-bike trail, championship golf courses, and an equestrian center complete with polo club. “Gables Water Street will offer one of the few waterfront dining destinations in the metroplex,” said Slade. “This area has been in need of more high quality housing and best-in-class restauranteurs. We’re glad to be the ones to make this happen for the community.”

Financing for the project is provided by Comerica Bank and Cadence Bank, as well as funding from the City of Irving.

With Las Colinas home to more than 30 Fortune 500 firms, Gables Water Street will provide convenient access to major employers as well as offer corporate accommodations. The premium suburban location also provides the convenience and desirable mixed-use environment without the heavy traffic and density of other mixed-use, urban locations. Water Street is a transit-oriented development located a block from the DART light rail connection to the CBD and DFW airport. The mixed-use community also offers its own transit station for the elevated rail system that runs around the Las Colinas Urban Center.
