Austin-based Capital Commercial Investments Inc. plans to develop a four-story, 300,000-square-foot speculative office building in Las Colinas.  The project is located along Interstate 635 at Freeport Parkway, near Dallas/Fort Worth International Airport.  Capital Commercial has hired Transwestern to lease the property. Fletcher Cordell and Duane Henley of Transwestern will market the property. Capital Commercial, like other investors, are interested in the Dallas area, which has seen a boom in population growth and has a rising demand for office space, said Cordell, principal at Transwestern. The Freeport submarket has seen a positive absorption of 374,000 square feet so far in 2013, and is one of the top performing submarkets in North Texas, according to the firm’s second quarter 2013 research. I recently spoke with KPMG’s national leader of the firm’s real estate practice, where he highlighted some of the top reasons investors were targeting North Texas for real estate investment.
