Looking for a plentiful supply of well-priced office space? Well, try Las Colinas. For decades the Irving business district has been one of the top corporate addresses in North Texas. And with office space filling up in Plano, Richardson and Uptown Dallas, more companies are taking another look at Las Colinas. One of the buildings out there that has recently landed some large leases is the former Associates Corp. headquarters at 250 E. John Carpenter Freeway. It’s also one of the oldest office projects in Las Colinas. Built in 1977, the original 3-story building in the complex was the second office project started in Las Colinas. At first the Associates building and the General Motors regional headquarters further down the road were the only two structures along the highway. Legendary Dallas developer Ben Carpenter started Las Colinas in 1973, turning his family’s river bottom cattle ranch into the largest real estate development in North Texas. But for the first four or five years, the project amounted to just a bunch of earth moving. Carpenter’s promise to build a new downtown on the prairie seemed like so much hyperbole. Landing the GM office and then Associates Corp. was a good start. Carpenter went on to build the new town that he promised. Developers who are now redoing the old Associates building for new tenants including VHA and Wells Fargo say the project was overdue.
